Balcony & acces systems are in some cases necessacry but in other cases they can be used for - value added - purposes. Balcony & acces systems can easy be - added - to our housing modules (in several ways) , they usually provide extra comfort and - in case of a multi layered building - they created the acces and escape routes to the separate 'living units'. Options for Balcony & acces system systems include a 'the most economical' galvanized steel construction but can go as far as concrete multi level constructions.
Cladding systems can provide; "additional' weather resistance, fire protection, insulation - sound and heat - but can also be used for the desired external appearance of the building. Cladding can be supported entirely by the modular structure itself or can be supported vertically and braced laterally by the units. Modulacc can manufactures lightweight composite cladding systems and supply subframes for an almost endless variety of designs. More traditional options are wood ore other suitable materials.
For foundation systems we comm0nly advise the slab-on-grade construction. Modular units are lightweight - and require only support on the 4 corners - and therefore foundations may be smaller than in conventional construction. The most appropriate foundation design will be dictated by soil conditions, building height and other support components, such as wall cladding or balconies. Modulacc's engineering can advise you in the right type of foundation.
Heating, ventilation and Air Conditioning systems (HVAC) is the technology of indoor and vehicular environmental comfort. Its goal is to provide thermal comfort and optimal indoor air quality. Even though a modified sea fright container by it's nature - a steel box - creates a challenge for proper insulation and ventilation we found various ways of doing this in a way that exceeds the regulated 'standard' building codes. Central heating & cooling principles can be applied but for some structures other options are more applicable. In addition to the main HVAC systems we incorporate numerous details and techniques to transform the 'steel box' to a sophisticated, well balanced living unit. As example; we ventilate the inside of the walls to prevent moist buildup, this in combination with a unique way of building the walls, using specialized membranes and foils, we create the optimal living conditions.
Roofing systems are optional but highly practical. As 'additional' structure to the housing units customers can choose from a wide variety of roofing 'solutions' which will suit the needs the best - usually a simple galvanized steel construction is sufficient-. The main function of the roofing system is to create a central drainage system for for rainwater. Although a roofing system strictly is not neccessarily we recommend his and also provides manny other advantages like; additional heat insulation, a more appealing look and an increased noise insulation.
